Terms of Use

1. The Service

HomeMap helps people in Singapore find, rent, buy, let and sell homes. It includes an AI assistant you can talk to, property search, and ways to contact the people who list homes.

We are a technology platform. We are not a party to any tenancy, sale or other agreement you make with anyone you meet through the Service, and we do not act for either side in a property transaction.

The Service is in preview. Features may change, be limited or be withdrawn, and the Service may sometimes be unavailable.

2. Your account

Give us accurate information and keep your sign-in details secure. You are responsible for activity on your account. Tell us promptly if you think someone else has accessed it.

Anyone who posts a listing must hold the authority to offer that property and complete the identity and licence checks we ask for before posting.

3. AI answers are information, not advice

The AI assistant generates answers automatically. They can be incomplete, out of date or wrong. Its answers are general information only and are not financial, legal, tax or other professional advice.

Before you make a decision that matters — signing a tenancy, paying a deposit, buying a property, or relying on a rule, tax or grant — check it with the relevant government source or a qualified professional. Rules, taxes and grants change over time.

4. Listings and third-party information

Some listings are posted on HomeMap directly by the people offering the property. Others ("External Listings") are summaries of listings published elsewhere, drawn from third-party sources and shown with a link to the original.

We do not own, inspect or guarantee any listing. Prices, availability, photos and descriptions come from the listing party or the third-party source and may be inaccurate or out of date. Verify the details with the listing party before you rely on them. When you follow a link to another website, that website's own terms and privacy policy apply.

5. Acceptable use

Do not use the Service to break the law, to post content that is false, misleading or infringes someone else's rights, to harass anyone, or to interfere with the Service or its security.

Except for good-faith search-engine indexing consistent with our robots.txt, you must not scrape, crawl, bulk-download, mirror or systematically extract or republish any part of the Service or its data, whether or not technical measures are circumvented, without our prior written consent.

We may remove content or suspend accounts that breach these Terms.

6. Your content and platform-generated content

You keep ownership of the content you submit (listings, photos, requirement details, and information you give in conversations). By submitting it, you grant HomeMap Pte. Ltd. (UEN 202629488C) a worldwide, royalty-free, sublicensable licence to host, display, compile, summarise and process that content — including by automated and AI systems — to operate and improve the Service.

Content the Service generates (including AI-generated summaries and recommendations, compiled listing information, anonymised requirement profiles and snapshots, and matching or statistical outputs), and the compilation and database rights in it, belong to HomeMap Pte. Ltd..

When you delete content or withdraw a post, we stop displaying it. We may keep internal copies for a reasonable period for audit, dispute resolution and legal compliance. Anonymised compilations and statistics already generated are not affected by removing an individual item.

7. Conversations and improving the Service

We store your conversations with the AI assistant so you can pick up where you left off. We may also use conversations, after removing details that identify you, to analyse, improve and train our services, including our AI models. The Privacy Notice explains this and your choices.

8. Disclaimers and liability

The Service is provided "as is" and "as available". To the extent permitted by law, we give no warranty that it will be accurate, complete, uninterrupted or error-free, and we are not liable for any indirect or consequential loss, or for loss arising from your reliance on AI answers or listing information, or from dealings between you and other users or third parties.

Nothing in these Terms limits any liability that cannot be limited under Singapore law.

9. Changes, law and contact

We may update these Terms. Each version is dated at the top of this page; when a change is material we will tell you and may ask you to accept the new version before you continue.

These Terms are governed by the laws of Singapore, and the courts of Singapore have jurisdiction over any dispute.
